Notes to consider from president:

Please do not just look at the end price but what the vendor is offering. We need to make sure the panels are strong enough to work all year round. Also, look at the hidden costs. Some of the companies have offered to arrange the certification from the electric board as part of the offering, while others require us to do this, and this will carry an additional cost.

- The Committee
Please choose a team to run Thalassa View Gardens. The Committee can be 1-5 people. However, some regulations make it a little more complex this year, as a non-owner wants to join the Committee. Under the regulations, you can have the following:
• A committee of one Committee of one unit owner = Permitted
• A committee of one non-unit owner = Not Permitted
• A committee of 2–5-unit owners = Permitted
• A committee of one owner and one non-owner = is not permitted
• A committee of 2 + non-unit owners = Permitted
Please bare these rules in mind when voting, which will be done by quorum percentage, i.e. m2 for property. *Remember you are choosing, people to run a business with a €98,565 turn over of which you hold a share.

- Change of fees
Many owners have approached me and asked if the fees can be reduced, I have considered this and I have done some calculations, as well as implemented improvements to Thalassa View Gardens that should save us some money.
The proposal for next year:

For the average two-bedroom apartment, the communal fees of 1.28%
Next year you will be paying €1,261. This is a saving of €339 on the current fees. However, I propose this only for owners who have no debt. If there is a balance left over, you will be charged @25 euro per reminder every month plus 5% interest on money owed. Meaning your fees could be €1,561 plus 5% on your overdue sum. This is proposed to encourage good behaviour and to encourage owner who have a balance to pay it. I will be sending out statements to all owners, before the vote and would like owners to reminder that to be eligible to vote all your debt must be paid.
I would also like to point out, that the list shown in table 1, is what your fees include any other bills will be charged separately.
